Floor Rise charges are applied on two factors.
1. Floor Based Valuation
2. Amenities Based Valuation
Floor Based Valuation : This is divided in slabs as follows
This is the government fixed price. It is charged differently by different builders based on their construction cost.
Amenities Based Valuation : This valuation lists different amenities as a group and charge the builder for providing more than five amenities. This is based on guidance value and is dumped on buyer. Below is a list of 15 different group of amenities.

Floor Based Valuation : This is divided in slabs as follows
- First to Fifth Floor - No Floor Rise Charges
- Sixth to Fifteenth Floor - 0.5% of Base Price will be added to each floor. Ex: If you are buying an apartment on 6th floor and its base price is 20,00,000/- then you have to pay 20,00,000 + (0.5*1)/100 * 20,00,000 = 20,10,000 /-
- Similarly for 7th floor 20,00,000 + (0.5*2)/100 * 20,00,000 = 20,20,000 /-
- Similarly for 8th floor 20,00,000 + (0.5*3)/100 * 20,00,000 = 20,30,000 /-

- Sixteenth floor on-wards all flats are charged to a fixed 5% floor rice value no matter how tall the building is.

- Jogging track, running track, cycling track, walking track, pebble pathway, reflexology path and similar types of amenities.
- Children play area, tot cot, children game area, garden, water body, decorative pool, plantation garden, barbecue pits, creche, landscape area, fountain and similar types of amenities.
- Canteen, mall, commercial space, ATM, bank, HOPCOM, Janatha Bazar, Nandini Milk out layout, Provision store, lounge and foyer, cafeteria, supermarket, plaza and similar types of amenities.
- All types of outdoor play area, Badminton, Tennis, Basketball, Volley ball, Baseball, Cricket, Football, Hockey, Golf field and similar amenities.
- All types of indoor game areas, squash, snooker, Table tennis, Indoor games area and similar amenities.
- Swimming pool indoor, kid’s pool, wading pool, aqua gym and similar amenities.
- Cargo lift, elevator, mechanical lift for car park, high speed elevator and similar amenities.
- Surveillance of common area, manned security with video surveillance intelligent security, motion sensor based lighting multi camera security, CCTV, Gated Community, Intercom, WiFi Internet parlor, video conference facility, generator, UPS, kiosk, visitor tracking system and similar types of amenities.
- Helipad and Golf Field.
- Outdoor amphitheater, open air theater, open stage and similar types of amenities.
- Health clinic, Ayurveda parlor, massages parlor, beauty parlor, spa, aerobics, yoga, meditation, unisex parlor, Steam and Sauna Jacuzzi, gym, day care center, health club and similar types of amenities.
- Indoor amphitheater, dance and karaoke hall, drama stage, home theater hall.
- Home automation, smart home, IP door lock, prepaid power supply, piped cooking gas supply, gas, bank, gas detector.
- Proximity to airport, railway station, bus station (Within 5 km.).
Off the above 15 groups,
- First One to Five groups there are no additional premium charges.
- But group facilities between sixth to fifteenth if provided by the builder then Super built up area will be charged to the buyer. This charge varies from 1% to 10% depending upon how many such group facilities are availed between Sixth to Fifteen.
